CONSTRUCTION PROJECT MANAGER

Job Responsibilities

  • Coordinate, schedule and oversee projects from start to finish
  • Ability to work well with CM & GC firms
  • Support Estimating team with pricing, take offs and bids
  • Quality assurance on our scope of work.
  • Directly work with Superintendent/Foreman to achieve completion of the project on schedule, within budget and with quality workmanship that conforms to plans and specifications.
  • Develop and maintain overall project construction schedule: pre-job planning, estimating, value engineering, scheduling, document management, contracts and permits
  • Ability to track cost and progress
  • Produce and track change orders

Job Requirements

  • Monitor sub contractors and vendors
  • Understanding of OSHA and MIOSHA standards
  • Strong knowledge in General Trades (i.e. carpentry, doors, frames, hardware & millwork installation)
  • Maintain positive relationships with customers, contractors, suppliers and other employees
  • Communicate well with Accounting, Estimating, Human Resources, Coordinator and Management to assure a safe and successful project.
  • Construction Management degree is preferred, but not required.
  • Strong understanding of construction and construction management process from start to finish
  • Strong verbal and written communication skills
  • Strong computer skills a must (i.e.- Microsoft, Google Drive, Accounting software and Estimating software)
  • Ability to work well with others and with a team.
  • Know how to have fun!

SITE SUPERINTENDENT

Summary:
The Site Superintendent’s responsibility is to supervise the field construction of a project. They must complete the work on schedule, within the budget, and to the quality of workmanship specified.

Primary Responsibilities and Requirements:

  • To provide leadership and to establish and maintain effective and harmonious working relationships of the on­site staff and to promote a positive project morale.
  • To have a thorough and complete knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications and addenda, and to assist the Project Manager in the development of the on­site procedures.
  • To examine the contract drawings, specifications and addenda for design deficiencies, impractical details and possible code violations, and to bring these to the attention of the Project Manager who will review them with the Architect.
  • To assist the Project Manager and the Scheduling Manager in the development and refinement of the Project Schedule, and to work with the Project Manager to keep the schedules properly updated, and to see that the job meets the various required dates.
  • To plan and review the Construction Program with the Project Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower.
  • To coordinate, direct, monitor, and with the Assistant Superintendent(s) and the technical coordinators, (project specific as required) inspect the activities of the Subcontractors, Suppliers labor and material.
  • To verify that each Subcontractor has completed his contractual requirements as condition precedent to beginning his work at the jobsite. This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values and a Safety Program.
  • To see that all required permits or licenses have been obtained.
  • To cooperate with, and direct when necessary, the activities of the inspection agencies, and to effect remedial actions indicated by the reports of these agencies.
  • To chair weekly coordination meetings and monthly safety meetings with the subcontractors and to issue typewritten minutes to the Project Manager as a result thereof.
  • To receive and review the Subcontractors Reports of work done and labor and material employed.
  • Must be able to read blue prints, have an understanding of project cost analysis, and effectively use Microsoft Word, Excel, Project, Google Drive, and email.

Safety Responsibilities

  • Insure that subcontractor enforces their safety programs including the holding of toolbox safety meetings.
  • 30 Hour OSHA training.
  • Must have good communication skills and the ability to work with others.
  • Must have self-drive and motivation if working alone.

CONSTRUCTION ESTIMATOR – COMMERCIAL

LEAD CARPENTER/GENERAL TRADES FOREMAN

Summary:
Individual must have experience and possess the ability to efficiently run a Commercial General Trades project.

Primary Responsibilities and Requirements:

  • Must have the knowledge and skill set in all aspects of Carpentry (laminate, cabinet installation, frame, doors, hardware, trim work, finish work, framing, rough carpentry, blocking, nailer, signage).
  • Must possess knowledge of the carpentry trade from demo to trim.
  • Knowledge of plans, specs and prints.
  • Ability to run personnel and understand sequence to meet work schedule using knowledge of equipment and assigned personnel
  • Direct employees to ensure quality work is being performed in a timely manner.
  • Ability to track material inventory and maintain required records/documentation.
  • Excellent communication skills, both written and oral. Will report to Project Manager and Company Management.
  • Must possess understanding of safety and company policies and be able to direct employees to comply with the applicable environmental, safety and health policies and procedures.
  • Ability to make recommendations on materials, parts, and equipment.
  • Be able to analyze and resolve work problems.
  • Must be able to check work for accuracy and answer technical questions regarding craft operations.
  • Must have willingness to work with hands and teach other personnel the carpentry trade.

Summary:

Responsible for designing, building, installing, and repairing structures, fixtures and other items using different types of materials.

  • Rough carpentry: blocking, nailer, barricading & temp walls
  • Ability to use hand & power tools for required jobs

  • Work with materials such as wood, plastic, fiberglass, or drywall.
  • Utilize saws, drills, and sanders to repair and erect structures.
  • Join materials with nails, screws, staples, or adhesives.
  • Use levels, rules, plumb bobs, framing squares, and surveying equipment to ensure everything is level and secure.
  • Install cabinets and countertop
  • Install owner furnished items
  • Material handling of plywood cabinets and lumber. Able to lift 50 pounds on and off a truck.
